Below are some of the concerns about Tycon's proposed development on the former Union Gospel Mission property. The list includes:
- Environmental damage, such as filling in a wetland, unnecessarily cutting down hundreds of trees (dozens of them majestic landmark trees), destroying wildlife habitat and damaging the water quality in Snail Lake
- Traffic and safety issues on Hwy 96 and surrounding local roads
- Excessive density
- Variances from state Department of Natural Resources (DNR) and Watershed District regulations and recommendations
- Failure to follow the Shoreview 2040 comprehensive plan
- Proposal is in conflict with several of Shoreview's core values, especially stewardship
- Request for zoning changes inconsistent with surrounding neighborhoods
- Inadequate parking
- Inadequate open space
- No affordable housing
- Massive re-grading of landscape needed for the project, counter to DNR rules
- Excessive area of impervious surfaces (roads, driveways, buildings)
- Excessive height
- Impact on surrounding neighborhoods
- Noise pollution
- Light pollution
- Crowding and safety issues on already busy Snail Lake
- Tearing down of a building on the Union Gospel Mission property that the city comprehensive plan indicates should be left standing
